Commentary

This application was to replace the existing, derelict and decaying structure at Kennels Cottage with a new home. 

During the determination process of the application, positive and proactive dialogue was entered into with Midlothian Council. There is an acceptance that the site is suitable for a replacement dwelling but it was important that a high quality and appropriate design was promoted that met the client’s aspirations but importantly had the support of Council officials.

This constructive and collaborative approach meant that the proposed development was sensitively designed and landscaped. 

Outcome

Planning permission was granted.

Impact

The client can now build a high quality, energy efficient four-bedroom home in a modern and appropriate style. Given the derelict appearance of the site, its re-development will serve to significantly enhance the character of the immediate area.
